Azizi Riviera

Azizi Riviera in Dubai: how much of it is actually built

Riviera is not one building, it is 75 of them, holding roughly 16,000 homes. Which one you are being shown matters more than the brochure does: as of Azizi's last published count, 53 had been handed over and 22 had not.

The count, as the developer last gave it

On 7 August 2025 Azizi Developments announced that Riviera had entered its final stage of delivery: 53 of the 75 buildings handed over, comprising all of phases 1, 2 and 3 and five buildings in phase 4, with the remaining 22 scheduled for completion up until Q2 2026. The same statement dated the recent handovers building by building — Riviera 63 on 24 March, Riviera 61 on 9 June, Riviera 67 on 1 July, Riviera 65 on 21 July.

That is a developer being unusually specific, and it is worth taking at face value. It is also the most recent figure there is. Q2 2026 has passed; no announcement of the last 22 has followed it. The absence of a press release is not evidence that a building is late — but it does mean the only honest answer to "is Riviera finished" is a question back: which building, and which phase.

What the developer is still selling

Riviera Rêve1 & 3 bedroomsAED 2.35M

Three things are readable off that table. Riviera and Riviera Beachfront start within AED 40,000 of each other, so the waterfront address is not the premium the name implies at the entry rung. Rêve starts at nearly twice either, which places it as a different product rather than a better floor of the same one. And the gap between a resale flat in a handed-over phase 1 building and a developer unit in phase 4 is not a discount or a markup — it is two different transactions, one of which comes with a completed building.

Three districts, one of them the reason people move

Azizi describes Riviera as a retail boulevard, a lagoon walk on the shores of a 2.7 km swimmable crystal lagoon, and Les Jardins, a green social space. The lagoon is the part that changes daily life rather than the marketing: it is the reason the promenade carries foot traffic in the evening, and the reason distance from it shows up in what a unit lets for.

Riviera buildings are numbered, and the number tells you the phase. When a listing says "Azizi Riviera" and nothing else, that is the missing fact, not a detail: phase 1 has been lived in for years, and part of phase 4 was a site when the last official count was published.

What a landlord may legally raise your rent by, and where that number comes from, is on the renting page. Who may legally change virtual assets for you in Dubai is on the money page. How big is Azizi Riviera?

75 mid- and high-rise buildings with approximately 16,000 residences, in MBR City. That makes it one of the largest single residential communities in Dubai by unit count.

Is it finished?

Not as of the last thing Azizi published. On 7 August 2025 the developer put 53 of the 75 buildings as handed over — all of phases 1, 2 and 3, plus five buildings in phase 4 — with the remaining 22 scheduled up until Q2 2026. No completion announcement for those 22 has followed.

What is still for sale from the developer?

Three Riviera products appear on Azizi's own construction-updates listing: Riviera from AED 1.22 million, Riviera Beachfront from AED 1.26 million, and Riviera Rêve from AED 2.35 million.

What is the lagoon?

A 2.7 km swimmable crystal lagoon. Azizi describes the community as three districts: a retail boulevard, the lagoon walk with eateries and boutiques, and Les Jardins, a green social space.
