The Dubai Golden Visa: two sources, two durations

Buy AED 2 million of Dubai property and you qualify. For how long is where it gets interesting. The Dubai Land Department's own service says a ten-year renewable permit. The UAE government platform's category table says five years for real estate investments, reserving ten for public investments. Both were current when this page was written, and nobody selling you a property will mention the second one.

What the two sources say

The federal table sets out categories and durations together. Investors in public investments get ten years; investors in real estate get five. The stated requirement for the category is a minimum capital of AED 2 million — property ownership, or a contribution to an establishment paying at least AED 250,000 annually in taxes.

The Dubai Land Department runs the property route itself, and describes it differently: a real estate investor owning property with a purchase value equal to or above AED 2 million at the time of purchase may apply for a ten-year renewable residence permit, and may sponsor a spouse, children and parents.

The two are not obviously reconcilable, and this page is not going to pretend otherwise. What follows from it is practical: get the duration confirmed in writing by whoever is processing the file, before the purchase rather than after, and treat any brochure figure as a starting point for that question.

What the visa is, in either version

It is a long-term renewable residence visa for five or ten years, carrying the privilege of not needing a sponsor, the ability to stay outside the UAE for longer than the usual six months without losing residency, and the ability to sponsor family members including spouses and children. That second benefit is the one that matters most in practice and is the least discussed — it takes a holder out of the 180-day rule that governs every ordinary residence visa.

The fees, as the Land Department lists them

A ten-year family residence permit is AED 5,774.50, and the same again for parents. Opening the family sponsorship file is AED 318.75, with AED 100 added for each person sponsored. Against a two-million-dirham purchase these are rounding, which is exactly why they are worth listing: they are the part a buyer can actually check against a quote.

Money is not the main road

Of the five published categories, one is about capital. The others are about what someone has done. Exceptional talent and rare specialisations carry ten years, covering doctors, scientists, inventors, creatives in culture and the arts, executives, athletes, PhD holders and specialists in priority scientific and engineering fields — each subcategory with its own requirements for recommendation letters, practical experience or accredited degrees. Humanitarian pioneers and frontline heroes carry ten, on certificates of appreciation, documented contribution, or at least five years of service. Outstanding students get five years from high school and ten from the top of a university cohort. Entrepreneurs get five, on proof of an innovative or technical project and a letter from an incubator or the relevant authority.

The applicant must be inside the UAE to apply, and must attend in person: escorts are not allowed to apply, and applying through a representative is not permitted either. Anyone offering to file it for you without you being there is describing a service the Land Department says does not exist.
