Palm Central, Dubai: the questions people actually ask
Ten questions, answered from what Nakheel, the Land Department and the press have actually published — including the three places where the honest answer is that nobody has published it yet.
What is Palm Central, in one line?
The first apartments on Palm Jebel Ali — three low-rise buildings on the island's Spine, one to four bedrooms plus townhouses, from AED 2.7 million, handover September 2030.
Is Palm Jebel Ali actually being built?
Yes, and the percentages are published. Nakheel's progress page reads 26.75% overall: substructure 93.27%, infrastructure 65.05%, superstructure 68.40%, building work 21.64%, MEP 18.76%.
How is it different from Palm Jumeirah?
Bigger and much earlier. Palm Jebel Ali is about 13.4 square kilometres, roughly twice the size, with seven islands and sixteen fronds; Palm Jumeirah is a finished, inhabited address and this is a construction site with a sales office.
Why do two different entry prices keep appearing?
Because Phase 1 sold out. AED 2.5 million was the October 2025 release, handover August 2029; AED 2.7 million is the June 2026 release, handover September 2030. Listings quote the older number because it is lower.
Can an apartment here be bought for the Golden Visa?
Every unit is above the AED 2 million threshold, but this is an off-plan purchase completing in 2030, and off-plan status is treated differently from a completed property. It is a question for the Land Department, not a sales office.
What is around it right now?
Villa fronds under construction. At Nakheel's inspection of 10 March 2026 the six measured fronds ran from 20.50% to 37.44%, with Palm Central's immediate neighbours, Fronds M and N, at 22.10% and 29.20%.
Which airport is it near?
Al Maktoum International, at the Jebel Ali end of the city. Dubai International is the further one. An address here is a position on Dubai growing westwards.
Are there penthouses?
Phase 1 had a five-bedroom penthouse and five-bedroom apartments. Neither has been confirmed for the current phase — so an offer of one at Phase 2 pricing is worth a question about which release it belongs to.
What is the payment structure?
Not published by Nakheel for the current phase. The sold-out phase used 20 / 50 / 30 — booking, construction milestones, handover. Broker sites describe something similar now; that is not the developer saying so.
Where does an enquiry actually go?
Not through these pages — nothing here collects anything. The project's enquiry form is on the separate Palm Central site, and how that is handled is set out on the privacy page below.
Three things on this page are deliberately not answered with a number: the current phase's payment percentages, whether a five-bedroom unit exists in it, and whether the Golden Visa route opens before handover. In each case a figure is available from a broker and not from the developer or the authority, which is the difference between a fact and a repetition.
Where the detail lives
The full price ladder and what the steps between rungs imply is on the prices page; the four-year schedule on the payment plan; the fronds either side on the location page; and the residency question on the Golden Visa page. What happens to an enquiry, and what these pages do not collect, is on the privacy page. To talk to a person rather than read, contact is here.
