Palm Central prices in Dubai, and what the ladder says

Palm Central's current phase runs from AED 2.7 million to AED 14.9 million. The entry price is the number every listing repeats; the interesting part is the distance between the rungs, because that is where a developer states what it thinks it is selling.

Handover is September 2030. Every step up the apartment ladder costs more than half again, and the last step — out of the building and into a townhouse — costs a fifth. That is a price list arguing that the scarce thing here is floor area rather than a front door, which is a defensible thing to argue on an island whose fronds are villa land and whose Spine is not.

Two entry prices, one of them retired

Phase 1 released in October 2025 from AED 2.5 million with handover in August 2029, and sold out; only resale remains. Phase 2 released in June 2026 from AED 2.7 million with handover thirteen months later than the first. So the developer raised the entry price by about eight per cent and moved the date out by over a year in the same step — the two halves of that trade are worth weighing together rather than separately.

Where AED 2.7 million sits in Dubai

It is not a trophy number. Dubai property turnover passed half a trillion dirhams inside eight months of 2026, and the city recorded 296 home sales above ten million dollars in a single quarter — a bracket this project only enters at its townhouses. Palm Central's one-bedroom is priced as an entry ticket to an address, not as a luxury purchase, which is the usual shape of a first apartment release on an island still being built.

Prices quoted here are the developer's "from" figures for the current release, which is the lowest unit of each type and not an average. Ask what the specific floor, aspect and layout cost before treating a ladder as a quotation.

What does a Palm Central apartment cost in Dubai?

Phase 2 opens at AED 2.7 million for one bedroom, and runs AED 4.3 million for two, AED 7.5 million for three and AED 12.4 million for four. Townhouses of four and five bedrooms start at AED 14.9 million.

Why do listings say AED 2.5 million?

Because they are quoting Phase 1, which released in October 2025 and sold out. The developer's current entry price is AED 2.7 million — a difference of AED 200,000 on the same size of flat, roughly eight per cent.

Is the second bedroom worth AED 1.6 million?

That is what the ladder charges for it, and it is the largest proportional step on the list: the jump from one bedroom to two costs about 59 per cent more, while two to three costs 74 per cent and three to four 65 per cent. Whether that is value depends on whether the second bedroom is for a person or for a resale.

Are there five-bedroom apartments or penthouses in this phase?

None has been confirmed for Phase 2. Phase 1 had both. If an agent offers one at Phase 2 pricing, the useful question is which release it is actually from.
