Palm Central and the Dubai Golden Visa threshold
The easy half is settled: at AED 2.7 million the cheapest Palm Central apartment clears the AED 2 million property threshold by AED 700,000, and every larger unit clears it further. The half that matters is what happens between now and September 2030.
Where each unit sits
| Unit | From | Above AED 2M by |
|---|---|---|
| 1-bedroom apartment | AED 2.7M | AED 0.7M |
| 2-bedroom apartment | AED 4.3M | AED 2.3M |
| 3-bedroom apartment | AED 7.5M | AED 5.5M |
| 4-bedroom apartment | AED 12.4M | AED 10.4M |
| 4–5-bedroom townhouse | AED 14.9M | AED 12.9M |
Note what the first row means in practice. A margin of AED 700,000 is comfortable against the threshold as it stands, and it is also the row with the least room if the threshold ever moves up. The larger units are not only bigger purchases; they are less exposed ones.
Off-plan is the complication
A Golden Visa granted on property is granted on a property that exists and is owned. An off-plan purchase is a contract to buy one. Whether, and at what point, the route opens on a purchase like this is decided by the processing authority and turns on things a brochure will not settle: the registered value, whether the purchase is mortgaged, and what stage the build has reached. None of those is a reason not to buy. All of them are reasons not to treat the visa as included.
Four years is a long exposure
Between booking and handover sits about four years of federal policy. The threshold has been at AED 2 million for some time, and the two official sources currently disagree about whether the permit runs five years or ten — which is itself a reminder that this is an administered scheme rather than a fixed right. Buy the flat because the flat is worth it; count the residency as a benefit to confirm rather than a term of the deal.
Thresholds, eligibility and permit lengths are set by UAE federal authorities and can change. Nothing on this page is an assurance that a purchase at Palm Central will result in a visa. Confirm the current requirements with the authority that will process the application before treating any purchase as a residency route.
Next
The mechanics of the property route, the fees in full and the disagreement between the two official sources are on the Golden Visa page, with the property-specific conditions on the qualifying-property page. What is actually being bought is on the prices page.
Does a Palm Central apartment qualify for the Dubai Golden Visa?
Every unit type is priced above the AED 2 million property threshold, the cheapest by AED 700,000. Clearing the threshold is the entry condition, not the whole test — an off-plan purchase raises questions a completed, unmortgaged property does not.
How long is the visa?
It depends which official source you read, and both are current: the UAE government platform's category table gives ten years for public investments and five for real estate, while the Dubai Land Department's own investor service gives a ten-year renewable permit for property worth AED 2 million or more. Ask the authority processing the file.
Can I apply before handover?
That is the question to put to the Land Department rather than to a sales office. Off-plan status and mortgaged value are treated differently from a completed property, and handover here is September 2030.
Could the threshold change before then?
It could. Thresholds and criteria are set federally and have moved before; four years is long enough for them to move again, in either direction. A purchase made only for the visa is a purchase exposed to that.
Unit prices: The National, 24 June 2026; handover September 2030. The AED 2 million threshold, the ten-year renewable investor permit and the federal category table: Dubai Land Department and the UAE government platform, as set out on this site's Golden Visa page, read 22 September 2026. Margins above the threshold are arithmetic. Nothing here is immigration or investment advice.
